Many condominium buildings in the Chicago area which were built within the last 10 years or so are experiencing moisture intrusion problems. This includes water leaking into the condos through windows, sliding doors at balconies or roof accesses, water leaks in ceilings and exterior walls, and just plain water leaks everywhere.

 Some of the construction deficiencies that we encounter that contribute to moisture intrusion or water leaks include:
  • Poor flashing of windows, doors, and  balconies
  • Roof decks attached through roofing membranes
  • Poor masonry construction practices were followed during construction of the buildings.
  • Vapor and moisture barriers that were not adequately integrated into the construction of the building.

We have utilized Infrared Thermal Imaging and plain old visual inspections for over 5 years now to help us locate the source of troublesome water leaks. Once your moisture intrusion source is identified, professional construction management consultants can be contracted to correct these deficiencies. Water sealing, caulking and painting usually aggrevate the problems. Many building owners/condo associations have contracted weatherproofing contractors to fix their problems when, in fact, they have made them worse.
